How Often Should You Sand and Polish Timber Floors?
By Faiz Azizan · Updated Thu Oct 22
There is no official schedule. Contractor blogs suggest a maintenance polish every 2 to 4 months in busy areas and 4 to 6 months in quiet ones, and a full sand about every 5 to 10 years, sooner in heavy-traffic rooms. Boards can only be sanded so many times, so check what wear layer is left first.
Rough guides from contractors
| Job | Rough interval | Source |
|---|---|---|
| Maintenance polish, high-traffic rooms | Every 2 to 4 months | A Melbourne flooring company's blog |
| Maintenance polish, low-traffic rooms | Every 4 to 6 months | The same blog |
| Full sand and refinish | Every 5 to 10 years | The same type of source |
| Full sand, hallways and living rooms | Possibly every 3 to 5 years | The same type of source |
These intervals are from contractor blogs in Melbourne, not from a standard or from NSW. They also depend on traffic, pets, grit and the finish used. Harder woods such as oak tend to wear better than softer ones such as pine, according to the same sources.
There is a limit to sanding
A Brisbane cost guide notes that boards can only be sanded so many times before the tongue-and-groove is exposed. This matters most for older Australian hardwood floors. Ask a floor professional to measure how much wear layer remains before you plan repeated sanding. For engineered boards the wear layer is thinner: see solid vs engineered timber flooring.
A lighter option
A Melbourne restorer offers a refresh or restore service for floors with small scratches, wear, discolouration or dirt build-up. It takes about a day and costs less than a full sand. If your floor only looks tired, ask whether a refresh will do. The price comparison is in timber floor sanding cost.
Signs a floor needs attention
Worn finish in traffic paths, grey or bare timber patches, deep scratches, and water marks are common reasons to book a sand. This list is a plain-language summary, not a standard.
Find contractors
NSW Flooring lists 262 businesses with a confirmed timber flooring service, from Google Maps, retrieved 22 October 2026. Examples: timber flooring western sydney, timber flooring eastern suburbs and timber flooring north shore & ryde, or browse timber flooring contractors in NSW. The listing does not say whether a business sands, installs or both: see how listings are placed and ranked.
Quick answers
Is polishing the same as sanding? No. Polishing, in these sources, is a maintenance coat. Sanding removes the old finish and a thin layer of timber.
Can I sand a floor many times? Only until the wear layer runs out. Have it measured.
